Is my home priced (a) at the same price as, (b) less than, or (c) more than other homes in my area?

When your home is on the market, it is important to take a look at the competition. Think like a buyer.

They have probably determined a price range that they are willing to pay, an area (or several areas) they would like to look in, and some basic criteria. That probably means that there are several homes in your area that they will look at before they make a decision.

Is the showing condition of my home good?

When you are selling your home, there are a number of factors that you cannot control like your location, how many other homes are on the market, how many buyers are on the market, and so forth.

One factor you can control is the condition of your home. Many buyers are looking for properties that are "move-in ready". Does that term describe your home?

Imagine a builder's model home, those listings are "staged" to make sure that they show as well as possible. Be sure to "stage" your home as well. There are lots of ways to improve the condition of your home, as well as to stage it.

Is my home easy to show?

If you have ever sold a home before, you know that showings can be inconvenient. Buyers may request last-minute showings while you're in the middle of laundry, cooking dinner, or watching a movie. You should, however, make it as easy as possible for buyers to take a look at your home when they request.

It may be tempting, especially if your home is getting a lot of showings, to ask buyers to change the appointment time they request or specify only certain times that your home may be shown. It is not in your best interest to do so.

If setting an appointment to show your home is too difficult, some buyers or agents may decide it is not worth the trouble. In many cases, when a buyer has requested a showing they are looking at a number of homes as well. Their agenda may only allow them to be available to see your home within a certain time frame when they are in your area.

It is in your best interest to have as many potential buyers see your home as possible. Making it easy for buyers to come through can be bothersome, but it is worth it. It is another factor about your home sale that you can control.
